USDA LOANS
USDA Rural Home Loans
No-down-payment financing for eligible buyers purchasing in qualifying rural and suburban areas.
OVERVIEW
Zero down in eligible areas
The USDA Single Family Housing Guaranteed Loan Program helps low- and moderate-income households buy homes in eligible rural areas. Qualified borrowers may finance up to 100% of the purchase price, with an upfront and annual guarantee fee instead of traditional mortgage insurance.
Eligibility depends on both the property location and your household income. Parts of Florida outside the major metro cores — including some areas of western Palm Beach County — may qualify. Alex can check a specific address and your household income against current USDA maps and limits.

KEY FEATURES
How it works
Location-based
USDA publishes eligibility maps. Many areas outside big city centers qualify, but most dense urban areas do not.
Income-based
Total household income must be within USDA limits for the county and household size.
Guarantee fees
An upfront guarantee fee (which can be financed) and an annual fee paid monthly replace conventional mortgage insurance.
Primary residence only
USDA loans are for homes you will live in — not second homes or investment properties.
GENERAL GUIDELINES
What lenders typically look at
- Property in a USDA-eligible area
- Household income within the county limit
- Credit, income and debt ratios that meet USDA and lender guidelines
- U.S. citizenship, non-citizen national or qualified alien status
- The home must be your primary residence
Guidelines vary by lender and change over time. Alex will review your specific situation against current program rules.
