Investor Loans In Florida
Financing built around the property and your strategy: DSCR rentals, fix-and-flip, bank statement and other non-QM options.
OVERVIEW
Loans that look at the deal, not just your W-2
Investors rarely fit a standard loan file. Rental income, self-employment, short holding periods and multiple properties can all trip up conventional guidelines. Non-QM investor programs are built for that: they can qualify the loan on the property’s rent, your bank deposits or the after-repair value of a project.
Through NEXA, Alex shops more than 300 wholesale lenders, including many non-QM investor lenders, so each scenario can be matched to the program that fits it best.

INVESTOR PROGRAMS
Match the loan to the strategy
DSCR rental loans
Qualifies on the property’s debt service coverage ratio: expected rent compared with the monthly payment, taxes, insurance and HOA. Personal income and tax returns usually aren’t used. More on DSCR
Fix-and-flip & bridge
Short-term financing for buying and renovating. Terms are typically 6 to 24 months, often interest-only, and some programs can fund part of the rehab budget based on the after-repair value.
Bank statement & non-QM
For self-employed investors: income can be documented with 12 or 24 months of bank statements, 1099s or a P&L instead of tax returns. Bank statement loans · Non-QM
Cash-out on rentals
Pull equity from an existing rental to fund the next purchase or project, with DSCR or traditional qualifying depending on the property and your goals.
GENERAL GUIDELINES
What investor lenders typically look at
- Credit score that meets program minimums
- Down payment or equity, usually higher than for owner-occupied loans
- Cash reserves after closing
- For DSCR: market rent from an appraisal or current lease versus the full monthly payment
- For fix-and-flip: purchase price, rehab budget, after-repair value and your experience
Guidelines vary by lender and change over time. Alex will review your specific deal against current program rules.
GOOD TO KNOW
Things to consider
- Non-QM and investor loans often carry higher rates and fees than agency loans
- Some programs have prepayment penalties; ask before you plan an early sale or refinance
- Short-term bridge loans need a clear exit: a sale or a refinance
- These programs are for investment properties, not a home you live in
FAQ
Common questions
Do I need tax returns for a DSCR loan?
Usually not. DSCR programs qualify mainly on the property’s rental income compared with its payment, so personal income documentation is often not required.
Can I close in my LLC?
Many investor programs allow vesting in an LLC or other entity. Requirements vary by lender, so Alex will confirm before you choose a program.
Will a fix-and-flip loan cover renovation costs?
Some programs fund a portion of the rehab budget in draws as work is completed, based on the after-repair value. Others cover the purchase only.
How many properties can I finance?
Limits depend on the program. Non-QM and portfolio lenders often allow more financed properties than agency loans.
